As a declining supply of vacant land continues to put downward pressure on homebuyers, unprecedented demand for the second stage of Ashbourne will see a number of new lots released in Moss Vale on Thursday, August 17.

The lots represent a much-anticipated land release in the region, which is becoming increasingly attractive to buyers looking for an affordable solution within commuting distance of Wollongong, Canberra and Sydney.

"These new lots constitute the next steps in Ashbourne becoming one of the most sought-after land releases of the year," project development manager Angela Villate said.
"We've noticed that buyers are facing difficulties finding their desired properties in major cities."
The availability of vacant land is becoming scarce, and Ms Villate said this was leading buyers to eagerly seize the opportunity to be a part of Ashbourne.
"We believe it is set to become one of the most sought-after addresses in the Southern Highlands," she said.
"What sets us apart is our land offerings under the $500,000 mark, which is hard to come by in Sydney."
The initial release of Stage Two land in the Moss Vale master-planned estate saw 28 lots sold out. And registrations are now open for only 14 standalone land lots, sized between 450sqm and 620sqm, which are nestled amidst picturesque cycleways, parks, and expansive green spaces.
Lots start from $480,000 and Ms Villate expects they will be popular with local buyers as well as those looking for value for money outside the major cities.
"We're getting a lot of interest from the Southern Highlands community who love the community lifestyle focus of the estate," she said.
"For buyers outside the region, the appeal is that it's still close enough if you're commuting to Sydney, Canberra or Wollongong. As more and more of us move to a hybrid working model, it makes sense for people to look outside the traditional centres when investing or building a new home."
Located 3.5 kilometres from the Moss Vale town centre, Ashbourne is a 60-minute drive from Wollongong's CBD and 90 minutes from Sydney. Canberra is also 90 minutes' drive away.
When complete, Ms Villate says the landscape-focused Ashbourne development will span 124 hectares complete with green spaces, playgrounds, cycle paths and a lake.
Stage One of the master planned community sold out at launch in late 2021, with a total of 143 lots snapped up across an online and on-site event.
"Buyers queued in the rain for appointments and on the morning of the release 35 land lots were bought in the first 30 minutes alone," Ms Villate said.
Settlement on lots purchased in the first release is expected by June 2024 with the first residents expected to move in 12 months later.
"Buyers in Ashbourne can engage their own builders, with flexible design guidelines in place to allow plenty of customisation, while ensuring the overall quality of the development is preserved," Ms Villate said.
