The owner of Condon Legal saw the opportunity, as his friend was renovating a property on Railway Avenue.
"I wondered if there was space for an office for me," he said.
The firm now resides in Bundanoon at 25 Railway Avenue, along with the office in Sydney.
Mr Condon has made many visits to the town over the years, and has always appreciated its charm and "attitude".

"It is sophisticated and laidback, and it's nice and easy," he said.
"It has things we don't get in the city.
"We don't get the friendliness, we don't get people walking down the footpath saying 'G'day, how are you going?'
"Bundanoon hasn't lost that, and that's what is great about it."
Mr Condon said he has welcomed the opportunity to practice in the Highlands.
He has been practicing law for over 15 years, and was admitted to the High Court of Australia as a solicitor in 2006.
"I look forward to sitting down, and having a cuppa while I meet everyone," he said.
"It would also take me out of the city, which is great."
Mr Condon mentioned that he would stay in the Highlands when he is needed.
He also mentioned he would run the firm in Bundanoon independently, and would look into hiring locals depending on its growth.
The office is due to open around July 10, but residents can ring Mr Condon in the meantime.
Mr Condon specialises in criminal law, deceased estates, and the buying and selling of property.
