Rural land values in the Southern Highlands have risen by 30 per cent over a 12-month period according to the NSW Valuer General.

The Valuer General, Dr David Parker, released his report covering land valuations from July 1, 2020 to July 1, 2021 on Tuesday.
Encompassing residential, industrial and rural land, the findings reveal some significant increases in value.
Wingecarribee is included in the South Coast region, which saw an increase in land value by 30 percent between July 1 2020 and July 1 2010 from $118.7 billion to $154.3 billion.
Dr Parker explained the process by which value is determined.
"Land value is the value of the land only and does not include the value of a home or other structures," Dr Parker said.
"Private contract valuers with expertise in their local areas have prepared the July 1 2021 land values on behalf of the Valuer General, to determine new land values across the region.
"The valuers consider a range of factors in determining land value, including the features of the land and its legally permitted use.
"Valuer General NSW has quality assured the land values for fairness and consistency."
So just what came out of the report for Highlanders?
Residential land value went up by 30 percent in the South Coast region with Wingecarribee recording a 21.7 percent rise.
This is 3.5 percent higher than neighboring Wollondilly but well behind Kiama and Shoalhaven, who recorded huge jumps of 53.5 and 49.2 percent respectively.
The data follows findings that three Highlands suburbs were in the top 10 for property sales in 2021.
Commercial land value only rose by 6.2 percent but industrial values skyrocketed by 30.2 percent in the 12 months recorded, behind only Eurobodalla and well above the region's average of 15.8 percent.
Demand for rural land continues to grow with Wingecarribee recording a 30.2 percent increase in value.
Behind only Shoalhaven (47.9 percent), the findings confirm the recent population surge in the Highlands as people reevaluate work and lifestyle arrangements during the COVID-19 pandemic.
