More than 76 per cent of Waterbrook's resort style homes have been snapped up by Southern Highland residents to date.
Waterbrook Managing Director Kevin Ryan said the sales office had also been inundated with inquiries from prospective local purchasers.
"Our demographic research showed that there was strong demand in the Southern Highlands for 5-star retirement living, but this has far exceeded our expectations," he said.
Waterbrook Bowral is located on a 17-hectare property - well known to local residents as the former home of Our Lady of the Sacred Heart School.
The development is valued at over $200m and will create a total of 150 jobs during the construction phase and 30 local, full-time jobs at the resort, upon completion.
As well as 135 residences, Waterbrook is remodeling existing historic school buildings on the site which fronts Centennial Road.
The project also includes 24/7 concierge, Akuna Restaurant and café, library, games room, tennis court, greenhouse, cinema, Alani Wellness studio, indoor pool, gym, creative studios, courtesy vehicle, original theatre and reflection chapel.
Mr Ryan said, already, 60 per cent of Stage 1 residences had been sold since the project was launched a couple of months ago.
"Given the sales figures and the strong local interest we believe we are meeting the previously unmet demand for luxury resort living in the Southern Highlands.
"It also underlines that increasingly, seniors want a luxury lifestyle option with all the facilities at their door-step." Mr Ryan said.
With 76 per cent of all buyers from the Southern Highlands, sales from other regions include the Sydney metropolitan area and from interstate.
"This really is a special site which continues with Waterbrook's benchmark in luxury retirement living," Mr Ryan explained.
"I have always strongly believed in a model that delivers everything residents require, from a comfortable spacious home life, to a connected and active social life, five-star amenity and outstanding personal care."
Construction of Stage 1 Waterbrook Bowral will commence in March 2020 and is expected to be completed by November 2021.
Waterbrook will open a display residence in February 2020.
