The Kiama property market thrived in 2021, and if a new listing achieves its guide it will set another residential price record for the seaside town.

In November, the sale of a property in Kiama broke the $6 million barrier, setting a whole new price benchmark for the already in-demand seaside town.
The home at 4 Farmer Street, Kiama sold for $6,325,000.

The suburb scored a host of $4 million-plus sales in 2021, including 21 Gwinganna Avenue, Kiama, which sold for $4.8 million in July.
This was believed to be the previous suburb record price for a freestanding house.
Now, the home at 7 Gwinganna Avenue, Kiama has been listed for sale, with a price guide of $6.4 million to $7 million.
The seller, who wished to remain anonymous, said they bought the property in 1999 for $910,000.
"We set a [Kiama] price record when we bought it back then," she said.
"We weren't aware that we had set a record until about six months after we bought it, when it appeared in the local press."
In 2006, they undertook a partial knockdown and major renovation.
"What sets it apart is its unique headland location, the absolute oceanfront and 180-degree views," she said.
"Living on the ocean ... You just never get tired of that view."
The seller said they had listed the architect-designed property as they were relocating interstate.
The two-lot strata is situated on a 600 square metre block of landscaped grounds backing onto a reserve with direct access to Kendalls Beach.
Unit one offers a 180-degree view of Kiama - from Saddleback Mountain, through the beaches and township to the lighthouse.
The air conditioned Gourmand kitchen, with its adjoining butler's pantry, features a four-metre island benchtop made of 100-year-old bridge timbers, and a gilded window from the 1846 Liverpool Arms Hotel in Sydney.
Unit two of the strata consists of a large, entirely self-contained two-bedroom, two-bathroom apartment with fully-equipped kitchen and laundry, a living/dining area, an enclosed entertaining or home office area and a large storage room.

Selling agent, Daniel Watt from South Coast Prestige Properties said the property had been on the market for about four weeks, and was attracting both local and Sydney interest.
"It's all about the location with the house... You can see Kendalls and Surf beaches, the lighthouse, Blowhole Point, sweeping views to the escarpment back to the west," he said.
"You can even see through to Bombo Beach and Wollongong on a clear day.
"It's a beautifully appointed home too. To use the Monopoly analogy, it's the Mayfair; it's probably the best location in the Kiama and surrounding areas."
