A development application has been lodged for a boarding house in Bowral.

The proposed development, located at 2 Walker Street, would be a three-story boarding house containing 20 individual accommodation units, designed by Martin O’Toole Architects.
Each unit would be self contained and is in the studio apartment design of a single combined living/sleeping area, bathroom and small kitchenette.
The apartments are all within the range of 13 square metres to approximately 22 square metres in floor area.
Three of the apartments have been designed as wheelchair accessible and a lift has also been included in the design plans.
As described on the plans, there will be a single communal lounge area at ground level at the front of the building.
Four parking spaces have been proposed at the front of the site one being an accessible space whuch would be accessed from the driveway onto Walker Street.
There are also four motor cycle parking spaces in this area.
A Statement of Environmental Impacts prepared by Lee Environmental Planning debates the zoning of the site for the proposed development.
“The zoning of the site is B4 Mixed Use so it is debatable whether or not the land is zoned primarily for commercial purposes,” it said.
“However, the B4 zone does allow development that is exclusively residential so therefore the proposed development is not in conflict with this standard.”
Anyone who wishes to make a submission about the proposed development has until 4.30pm on February 16 to do so.
